New Tenants sign at Stacks III

Growing firms sign 97,984 lease at now under construction Stacks III building

Tuesday, November 29, 2016 – Hyde Development is pleased to welcome Dero Bike Racks and Everlast Climbing Industries, two recreation companies owned by PlayCore, to the Northern Stacks complex in Fridley, MN. Northern Stacks is a joint venture of Hyde Development and Mortenson Company.

Slated for delivery in April of 2017, the 133,200-square-foot Stacks III state-of-the-art facility at Northern Stacks Drive and River Road will house the companies’ Twin-cities based operations. Dero, designers of innovative bicycling infrastructure systems, will relocate employees from its current 37,000-square-foot Midway, Minneapolis locations. Everlast Climbing Industries, makers of climbing walls and fitness equipment, will also relocate from its existing approximately 36,000-square-foot Mendota Heights location.

In addition to serving primary office needs for the two companies, the new space will allow for more efficient application of their manufacturing processes.  ”We had been looking for a more modern facility that would accommodate our combined needs and plans for expansion,” explains Tim Sudeith, Senior Vice President & Business Unit Manager at PlayCore,. “We were constrained by our existing locations and needed to move closer to a centralized employment base that had the right access and amenities to enhance our unique cultures.”

“We are excited to see these growing companies find the right space in a location unlike any other in the Twin Cities,” states Eric Batiza, Vice President with Colliers International | Minneapolis-St. Paul. “Dero and Everlast Climbing will really benefit from the functional design at Northern Stacks with enhanced operational conveniences such as wider column spacing, 32’ clear height, and a well-positioned truck court for loading.”  

“The park has really come together,” states Jason Simek, Senior Associate with Colliers International | Minneapolis-St. Paul. “Stacks I and II are completely occupied and we already have prospects to fill the remaining 35,000-square-feet at Stacks III. Both Dero and Everlast Climbing will be in good company as more and more tenants are finding Northern Stacks to be the best option inside the ring.”

Additional tenants at Northern Stacks include BAE Systems, OnTrac International, Kaufman Container, Lindenmeyr Munroe, MB2 Raceway and Trio Supply Company.

Dero, manufacturers of bike racks, bicycle parking systems, bike lockers and security systems for campus, commercial, home and garage and Everlast Climbing, manufacturers of youth climbing walls, climbing holds, safety mats, fitness equipment, & climbing programming are members of the PlayCore family of brands.

Tenants Move Into Stacks II

Trio Supply Company, a leading Twin Cities distributor of institutional food service disposables, janitorial and sanitary products has began moving into Stacks II filling both office and retail space in the building. Trio is one of several tenants who call the Fridley Minnesota Northern Stacks Development home, with Stacks I and II now being completely occupied.

Work Begins On Stacks III

Progress is underway for Hyde’s 133,000 SF Phase III  32′ clear bulk Warehouse addition to the Fridley, MN Northern Stacks Development.

Craft Beer and the Re-purposing of Commercial Real Estate Space

Fueled by consumer demand, the number of U.S. craft breweries has skyrocketed. With new breweries opening all across Minnesota, opportunities are arising for owners of both warehouse and retail space to repurpose their buildings to enable brewers to produce and/or sell their output.

Typically, craft breweries operate in industrial space that has the infrastructure in place with access to water, a sewer system and the power capacity necessary to run a full-scale brewery manufacturing operation. Through the repurposing of space, it is not uncommon for a brewery to set up operations in an antiquated industrial building. These opportunities are often sought out because they are usually cheap to acquire or lease, bring a sense of character to the brewery, and have the potential to offer tax incentives through revitalization efforts depending on programs in local jurisdictions. A brewery can bring new life to a vacant industrial building or retail shopping center and can help boost leasing demand. Locate a brewery in a walkable neighborhood, and it can become an instant draw for existing and potential residents. Landlords are taking note of craft beer as a growth industry, which will create an increased demand for their properties.

Craft beer is as much about getting creative with the space the brewery is located in as it is about creating unique beer recipes. Go into any real estate market, and you’re sure to find a craft brewery in a repurposed location that other commercial real estate users surely passed on.

Craft brewers now account for almost one-fifth of the total beer market sales, and are broken down into three main types:

  1. Brewpubs – typically located in retail restaurant locations that allow for a limited amount of beer manufacturing on-site
  2. Microbreweries– typically located within a small single -tenant industrial building or multi-tenant industrial complex
  3. Regional breweries– tend to locate in larger single-tenant industrial warehouse buildings due to the increased size requirement for their operation

Northern Stacks Ribbon-Cutting Event

Hyde Development and Mortenson joined city leaders, BAE Systems and the community of Fridley to celebrate the newly-renovated BAE Technology Center and recognize the brownfield redevelopment that has enabled BAE to keep 450 British Aerospace and Engineering jobs here in Minnesota, as well as add over 200 new jobs to the area with the construction of Northern Stacks I and II.
